What we cover
We assess your site against zoning, R-Code density, frontage, sewer position, slope, access and existing structures to determine what the land can legally and practically support — duplex, triplex, retain-and-build, or side-by-side.
A detailed review of what the site could realistically become. Can it fit 2 dwellings? 3? Is a rear battleaxe lot possible? Is a premium side-by-side better than a triplex? We work through the options and give you a clear picture.
If the land is being subdivided, we assist with subdivision concept plans, surveyor liaison, WAPC application support, local government requirements, subdivision conditions and development staging.
Once the opportunity is defined, we design the project. Site layout, dwelling designs, floor plans, elevations, streetscape design, open space calculations, privacy diagrams, shadow studies, renders and full council and working drawing sets.
We prepare and manage the development application — coordinating planning documents, responding to council requests, adjusting plans based on feedback and managing consultant input through to approval.
After planning, we produce construction-ready documentation. Full working drawings, structural coordination, energy efficiency, engineering liaison, building surveyor coordination and builder tender drawings.
We manage consultants, coordinate surveyors, engineers, planners and certifiers, liaise with builders, track approvals and manage documentation — keeping you updated through every stage from idea to outcome.
