What decides whether a block can be subdivided?

Mostly four things — and every one of them is on the public record or a cheap search away, before you spend a dollar.

    Zoning & R-Codes

    Every residential block in Perth carries a density code — R20, R30, R40. It sets two numbers: the smallest single lot allowed, and the average lot size across the whole subdivision. The average is the one that decides how many lots you get. On an R20 block that means around 900m² to make two — not the 700m² the minimum on its own suggests.

    Frontage & access

    A new lot needs its own legal way in: street frontage, a battle-axe leg, or a rear laneway. Shape matters as much as size here — a wide shallow block and a narrow deep one of the same area can give very different answers. At R20 that means a minimum 10m frontage; at R25 it drops to 8m.

  3. 3

    Services

    Sewer, water and power have to reach the new lot at a cost that doesn't sink the project. A sewer main on the wrong side of the street can cost more to reach than people expect.

    The existing house

    Where the current home sits — and how much open space it leaves around it — decides whether you can keep it and build behind, or whether the numbers only work with a clear site.
